Job Description  As Director of Tower Development, you will manage and engage all site acquisition, engineering, leasing, regulatory, zoning, and permitting initiatives to take each site through a complex build-to-suit macro development process. You will also be responsible for tracking and driving all milestone completion dates through construction handoff.   As each solution enters its lifecycle, the Director of Tower Development is expected to be versatile and flexible while leveraging their experience in build-to-suit macro tower development to take ownership of each project’s workflow. Your passion for building teams and working in a team environment will drive you to successfully meet internal KPIs. As Director of Tower Development, you will also manage multiple aspects of each site’s financial modeling and due diligence process, including controlling rent, site procurement, design, and utility easement entitlements. In addition, you will own the real estate projects P&L to ensure budgets are met and services are invoiced.   Your creative problem-solving and strong decision-making skills will fuel the program’s success and your ability to develop new processes and procedures in a team environment will be essential to your success.   
Responsibilities 5-10 bullet points on responsibilities of the roleAct as the main POC accountable for the project, client and landlord relationship.Run weekly project management calls, provide updates via weekly reports and hold weekly meetings to track and drive milestone forecast dates.Drive teams to complete site development work with a primary onus on the full lifecycle of a site to include real estate, leasing, zoning, A&E, regulatory, environmental, permitting and construction handoff tasks.Manage financial budgets including quarterly and annual budget forecasting, manage purchase orders, vendor invoicing, and own individual project budgets and rental caps.Update project milestone forecast dates and completion dates in databases of record internally and at the client level. Quality control of lease language, lease exhibits, surveys and deliverables to eliminate issues prior to initiating final lease drafts.Create new sites and job codes in Sitetracker software and be accountable for accuracy of data.Manage and inspire contractors, internal teams and consultants to ensure major milestone completion dates are met.Build, coach, and develop internal and external teams to complete projects on time and within budget.Pro-actively identify potential project risk factors, communicate these to the project team and work with Upper Management internally to mitigate and manage the risk.Coordinate with municipalities to obtain municipal approvals, consents, and permits.Develop and review zoning feasibility studies.Ensure tower locations and final designs provide for a site that can be successfully zoned and constructed within specific budget constraints.Coordinate with A&E firms to complete site drawings, exhibits and designs.Coordinate with internal teams to provide guidance and direction on delivery requests and deadlines. Support sales team with SLA, LOI and Business Development Initiatives.Work closely and develop a rapport with internal legal, product and development teams to limit revisions, rework and bottlenecks.
Qualifications 5-10 bullet points on qualifications of the roleMinimum of 5 years of build-to-suit macro tower development experience.Strong site acquisition vendor management experience with a proven ability to drive milestone completion dates as project manager to meet deliverables.  Experience with the full lifecycle of macro tower development.Experience with obtaining real estate and easement entitlements on private property and within municipal right-of-way.Experience with financial modeling for build-to-suit towers. Strong technical skills with the ability to make decisions and take calculated risks in ambiguous environments. Self-starter with strong financial management skills.Ability to multitask and quickly respond via platforms such as Microsoft Teams and Outlook.Must be comfortable with resolving conflicts and communicating with landlords directly. Proven team player with a commitment to professionalism and excellence.Entrepreneurial, creative, highly technical and customer focused.The ability to rally internal and external stakeholders for task completion.Demonstrated ability to manage time effectively while managing multiple priorities with competing deadlines.Ability to work independently and collaboratively/or remotely with limited supervision.Sitetracker software experience a plus.Excellent verbal and written communication.
